Both apartments sleep 4 people and have one kingsize bedroom and one twin bedroom.

The Royal Mile apartment is up one flight of stairs on the 1st floor.
The New Town apartment is on the ground floor and has its own main front door and there are a few steps to get up to front door.

Entrance is from 3pm on the day of arrival.
Leaving is by 10am on the date of departure.

From July 2026, Edinburgh council has been applying a 5% visitor levy on all stays for up to 5 days. The cost varies and is included on the final price – this amount goes straight to Edinburgh Council.

For the Royal Mile apartment, exit out at Market Street exit and turn right then left up Cockburn Street – the apartment is almost opposite the top of that street – a few minutes walk.

For the New Town apartment, exit out the Princes Street exit, cross the road and turn right, follow the road down past St James center and more details will be given after you have booked – it is ~5-10 minutes walk away or you coudl get a taxi.

We advise everyone to have travel insurance for unforseen circumstances.

Full refund up to 31 days before checkin.
8-30 days before checkin, 50% refund.
7 days or less before checkin and it is non refundable.

We stritcly do not allow any pets in the apartments, sorry.

We want you to enjoy your stay without a long list of “rules” however there are some basic request we have that we hope are not too restrictive.

No parties and loud music, maximum 4 people staying.
Come and go quietly – be respectful to other residents in the stair when entering and leaving the premises for the Royal Mile apartment and don’t bump suitcases down the stair or they won’t be happy!
Strictly no candles to be used within the premises.
Please avoid cooking strong smelling food like curry or fish.
Lock all doors and windows when leaving.
